What a CPA valuation report contains

An anonymised outline of a CPA RICS Red Book report, section by section. Every report follows this order, so a bank, a court or a client can find each item in the same place.

This is the structure of a standard report for a single property. The content of each section depends on the property and the purpose; the order and the minimum content do not, because RICS Valuation – Global Standards set what a report must state.

1. Instructions and client

Who the report is addressed to, who else may rely on it, the purpose of the valuation, and the date the terms of engagement were agreed in writing.

2. Basis and date of value

The basis of value (usually Market Value), the valuation date, the report date and the currency. Any special assumption the client asked for is stated here, before any figure.

3. The valuer

The valuer's name, MRICS and ETEK registration, a statement of independence and any previous involvement with the property or the parties.

4. Identification and title

Land Registry details: district, municipality or community, sheet and plan, parcel, registration number, extent and share. Encumbrances, mortgages and memos from the search certificate where one is provided.

5. Location and planning

The setting, access and services, the planning zone with its building density and coverage, and any road widening or other affecting scheme.

6. Description and condition

What was built, when, and to what standard; measured or permit areas; condition at inspection; building permit and certificate of final approval status.

7. Inspection and investigations

The inspection date, what was and was not inspected, and the documents relied on. Anything not verified is listed as an assumption, never left silent.

8. Market commentary

The current state of the relevant market segment, with dated figures from the Central Bank of Cyprus and the Department of Lands and Surveys.

9. Evidence and approach

The valuation method, the comparable transactions from the Land Registry with their dates and adjustments, and the reasoning that connects them to the subject property.

10. Valuation

The opinion of value in figures and words. Where a lender requires it, a forced-sale value with its stated marketing period.

11. Assumptions and limitations

Every assumption and special assumption, restrictions on use and publication, and the statement of compliance with RICS Valuation – Global Standards.

12. Appendices

Photographs, location map, cadastral plan, planning extract, the comparables table and copies of the documents relied on.

Reports are prepared in English or Greek. We confirm in writing what the report will contain and what it will cost before any work begins.
