Cadastral plan lookup

Click a parcel anywhere in Cyprus, see what the Land Registry holds on it, and download an A4 cadastral plan.

The Cyprus Property Viewer is the light version of the tool we use in the office, published online. Click anywhere on the map and it identifies the parcel underneath — district, sheet and plan, parcel number and registration details as the Land Registry holds them — and builds an A4 cadastral plan of it that you can download.

It is free to use and it does not need an account. Nothing you click is stored against you.

Open the Cyprus Property Viewer →

It opens in a new window on vouniotis.com. Some of the saved features ask you to sign in; the map, the parcel details and the plan do not.

What it gives you

  • the parcel under the point you clicked, with its identifying details;
  • an A4 cadastral plan of that parcel, ready to print or attach to a file;
  • an aerial view of the parcel and its surroundings.

That is enough to answer the questions people ask us most often before they instruct anything: which parcel is this, how big is it, where exactly are its boundaries, and what does the plan look like.

What it does not do

It does not value anything, and it is not a substitute for a search at the Land Registry or for the title deed. The plan it produces is a cadastral plan, not a survey: it shows the registered boundary as the cadastral record holds it, not a measured boundary set out on the ground. If a boundary is disputed, you need a licensed surveyor, and if the property is being bought, mortgaged, divided or inherited, you need a title search and, for value, a valuation.

The data comes from the Department of Lands and Surveys. Where the cadastral record and what is on the ground disagree — and on older parcels they sometimes do — the record is what the plan shows.

If you need the figure as well

A plan tells you what the parcel is. A valuation tells you what it is worth, on a stated basis, at a stated date, on comparable evidence — and that is a report a bank, a court or the Tax Department can rely on. If you have found your parcel here and now need a value for it, send us the registration number and the purpose and we will confirm the fee in writing before we start. See what a valuation costs and how land is valued.

Instructing us

Tell us the property and the purpose. We confirm the basis of value, the assumptions, the form of the report and the fee in writing before any work begins.
